A considered outside
perspective for your property.
Sukhothai Works works alongside independent hotel owners and operators who are thinking carefully about what comes next â a refurbishment, a repositioning, or simply a clearer read of where the property stands.
â Service Register
Three ways we may be of service.
Each engagement is structured to match a particular moment in a property's life. They can be undertaken independently or in sequence, depending on what the situation calls for.
01 â Property Review
Property and Operation Review
A focused engagement for independent hotels, guesthouses, and small resort operators that would find value in an outside reading of their current operation. Includes a two-to-three-day property visit, conversations with the owner and senior staff, and a written note covering service observations, facility condition, staffing, and the guest journey.
- Two-to-three day on-site visit
- Written observation note delivered
- Suitable ahead of refurbishment or change
02 â Repositioning
Repositioning Engagement
A ten-to-twelve-week engagement for properties considering a meaningful shift â a new guest segment, a refurbishment, or a change in channel approach from OTA-led to direct or vice-versa. Covers market reading, guest segment articulation, a written positioning document, and a considered sequence of adjustments to product, service, and channel.
- Ten-to-twelve week structured engagement
- Weekly working sessions with owner team
- Written positioning document provided
03 â Advisory
Owner Advisory Partnership
A twelve-month partnership for owners and general managers who would find value in a consistent outside counterpart. Includes quarterly property visits, monthly scheduled conversations, and written correspondence between sessions. Topics follow what matters season by season â a low-season staffing question, a guest feedback concern, or a refurbishment decision.
- Quarterly on-site property visits
- Monthly scheduled conversations
- Year-round written correspondence
â Frequently Asked
Questions that tend to come up.
Who is this kind of work suited to?
The work is most useful to owners and operators of independent properties â small hotels, guesthouses, boutique resorts â in Thailand who are at a moment of decision. That could be a refurbishment they're considering, a concern about how the property is positioned relative to its segment, or simply a recognition that an outside perspective could clarify things. It's less suited to large branded properties or those managed by international hotel groups.
Do you work outside Phuket?
Yes. While Phuket and the Andaman coast are familiar territory, the work has covered properties in Chiang Mai, Koh Samui, the Gulf Coast, and Bangkok. Travel and accommodation costs for properties outside Phuket are considered jointly at the outset so there's no ambiguity around scope.
How does the property review differ from a full consulting engagement?
The property review is a discrete piece of work with a defined output â a written observation note covering what was seen and heard during a two-to-three day visit. It doesn't produce a strategy or a plan. It's useful as a preparatory step, or as a standalone reading when the owner simply wants a considered outside view. The repositioning engagement and advisory partnership involve an extended working relationship.
What happens at the end of a repositioning engagement?
The engagement closes with a written positioning document and a clear sequence of considered adjustments â not a lengthy slide deck, but a working document that the owner and team can actually use. Some owners continue into an advisory partnership afterward; others take the document and proceed independently. Both are reasonable outcomes.
How are fees structured?
Fees are fixed per engagement, payable in Thai Baht. The property review is payable in full at the start of the visit. Repositioning engagements are typically split across two or three milestones. Advisory partnerships are billed quarterly. Out-of-pocket costs for travel outside Phuket are passed through at cost and agreed in advance.
Is this work confidential?
Yes. All engagements are conducted under a standard non-disclosure arrangement. Observations, conversations, and written materials are not shared with third parties. If a property is referenced in any professional context â a case study, a speaking engagement â that would only happen with explicit written permission.
â Next Step
Is this a conversation worth having?
If you're uncertain whether an engagement would suit your situation, a short initial conversation can often help clarify that. There's no obligation attached to making contact.
